
Investment Objectives
EM Capital has yield requirements that are commensurate with the risks and opportunities presented by each property. EM Capital focuses on markets of growth and stability with barriers to entry and/or properties available below replacement cost. Additionally, we prefer stabilized properties - minimum of 85% occupancy - requiring a renovation or upgrade where the property’s class is below that of the other competitive properties in its market.

Acquisition Criteria
Property Type: Multifamily
Asset Class: C+ to B+ (Primary focus is Class B assets)
Location Quality: C+ to A+
Property Size: 50 - 400 units; single asset or portfolios
Property Vintage: 1970+
Investment Structure: All cash to seller; Loan assumptions on a case-by-case basis.
Strategy: Seeking stabilized assets with operational and physical repositioning opportunities.
EM Capital sources stabilized value-add apartment properties and then repositions them by:
1) Completing necessary capital expenditures projects; and
2) Reducing expenses by maximizing operational efficiencies by working with trusted property management firms.
EM Capital then sells the community as a stabilized asset within three to seven years to secure projected returns for investors.
